The beta gives design-partner firms full access to Brickfield's underwriting pipeline for the pilot window. That includes parse, market analysis, financial model, risk assessment, and the IC-ready memo on real deals you bring or short briefs you describe. Partners also get priority onboarding — your firm's underwriting standards (discount-rate ranges, exit cap assumptions, required sensitivity scenarios) get configured into Brickfield before you run your first deal.

Who is eligible to apply?

The beta is built for teams on the frontline of CRE deal flow. Brokers and deal sources feeding institutional acquisitions, CRE underwriters running 10 to 20 deals per week, and small-fund buyers with $50M to $500M AUM that underwrite their own acquisitions are the profile we are building for. We are picking 10 to 20 partners who run real volume and will push on the workflow where it breaks.

When does the full underwriting engine ship?

The full production underwriting engine ships to design partners at the end of the pilot window in Q4 2026, with general availability following in early 2027. Design partners keep their locked-in beta pricing for the first 12 months regardless of where list pricing lands at general launch. Partners get a direct Slack channel into the founding team so feedback lands on a person, not a queue.

Where does the market data come from?

Market analysis pulls comparable sales, cap rate benchmarks, vacancy rates, and rental rate comparables at the time of analysis rather than relying on whatever data was pulled most recently. Inputs include institutional data providers for comps and rent rolls, submarket vacancy feeds, and debt quote context. Every input is logged with a timestamp and source so the audit trail is intact for the IC.

How does pricing work and what about free credits?

Design partners get locked-in beta pricing for the first 12 months on the production engine, regardless of where list pricing lands at general launch. During the pilot, partners run unlimited analysis runs (typical partner runs 30 to 80 deals) at no charge. After the GA launch, pricing is per-deal with volume tiers; partner accounts convert to the locked-in rate automatically and never see the list price increase during the 12-month window.

What support is available during the beta?

Direct Slack access to the founding team — feedback and questions land on a person, not a support queue. Weekly office hours cover workflow questions, configuration updates, and review of model outputs on real deals. Feature requests from design partners have shaped the pipeline layout and the IC memo output format through the pilot; partner feedback is treated as the roadmap, not as a feature vote down-prioritized against other customers.
