Today we are opening the Brickfield design-partner beta program. For a limited number of CRE investment firms and sourcing shops, Brickfield is free — full-feature access, no usage caps, and a direct line to the two founders shipping the product.

The pitch is simple. We have spent the last year building the screen-to-IC-memo pipeline with institutional teams. The next twelve months are about hardening the workflow against the messy edges: non-standard deal structures, multiple sponsor relationships per deal, mixed asset-class portfolios, and teams that already have a workflow and need to migrate without losing momentum. We would rather build that with a handful of firms who use Brickfield every week than guess from feedback forms.

So we are handing out free seats to firms willing to put the product through its paces and tell us what breaks. In return, we offer a direct Slack channel with the founding team, weekly product calls for the duration of the beta, and real influence on what we ship next — not a "feedback survey" link, but the ability to argue for a feature and have it built.

What Design-Partner Firms Get

The beta is structured around three commitments from us and one from you.

From us: free, full-feature Brickfield for the duration of the beta. No sandboxed read-only account, no per-seat limit, no throttle on the number of deals you can run. If your team wants to put twenty deals a week through the pipeline, run twenty. The only constraints are the ones built into the product itself. When we ship paid tiers, design-partner firms get grandfathered pricing locked in for two years.

From us: a direct line to the founders. Every design-partner firm gets a private Slack channel and a weekly 30-minute product call with us. Not a customer success manager. Not a sales rep. The two engineers shipping the product, weekly, for the duration of the beta. Bugs reported Monday are usually fixed by Thursday. Feature requests that survive a single product call get scoped the same week.

From us: genuine feature influence. Roughly 40% of the work we shipped in 2025 came directly from design-partner requests. The underwriting-template library, the multi-sponsor dossier, and the sensitivity-table output format are all direct requests from design-partner firms. If you tell us the export format your IC actually wants, we will build the export format your IC actually wants.

From you: real usage and honest feedback. We are not looking for firms who will sign up and never log in. The minimum bar: your team uses Brickfield on at least three deals a month for the duration of the beta, and at least one team member joins the weekly product call. In return for the free seat, we ask that you tell us, frankly, what is broken, what is missing, and what should be cut.

Who This Is For

The design-partner beta is built for two specific firm shapes, and probably not useful for several others.

Good fit: small-to-mid CRE investment teams running 10 to 40 deals a year. This is the throughput band where Brickfield's screen-to-memo pipeline pays for itself fastest. If your team is underwriting fewer than ten deals a year, the per-deal time savings are real but the frequency is low; if you are running more than fifty, you probably already have institutional tooling and the integration cost may not be worth a free seat.

Good fit: sourcing shops and capital-relationship intermediaries. If you are bringing deals to investors and underwriting them on the sponsor's behalf, Brickfield's structured memo output and template library cut your per-deal turn time meaningfully. This is the segment where Brickfield currently gains the most leverage.

Probably not a fit: large institutional investment platforms with their own underwriting stack. We are early in our integrations story — if your firm runs Argus or has a custom-built underwriting system layered into your process, the work to integrate Brickfield alongside it is more than a beta should absorb. Talk to us in six months.

Probably not a fit: pure sponsors who are not running an investment committee process. If you are submitting deals to investors and not making the buy/pass call yourself, Brickfield's IC memo output is the wrong surface. The honest framing: Brickfield's product is solid for standardized deal types and is getting stronger on the messy edges. We have shipped the screen-to-memo workflow, the model templates, the IC memo output, and the audit trail. Institutional teams are running it in production. The product is no longer "early."

What it is not yet is "mature." The next year is the year where Brickfield gets stress-tested the way a real production tool gets stress-tested: by firms that run it daily, that have an existing workflow it has to coexist with, that have specific IC formats it has to produce, and that will tell us when something is wrong. We would rather run that stress test with five firms that use the product hard than with fifty firms that signed up and never logged in.

The other reason: we are hiring for the founding team this fall and the most useful thing we can do is build with the people who will use the product. The design-partner beta is our best pragmatic alternative to having five co-founders.

How to Apply

Applying is a short form — about ten minutes — on the design-partner intake. We review every submission personally and reply within a week. If you are unsure whether your firm is a fit, apply anyway; we will tell you honestly.

What we are looking for: a team that will use Brickfield regularly, an existing underwriting workflow we can integrate alongside (not replace), a willingness to be candid about what is broken, and a point of contact who will join the weekly product call. We are accepting firms on a rolling basis until the program is full.

If your firm is not a fit for the design-partner program but you want to evaluate Brickfield on your own deal pipeline, pricing for self-serve and team plans is up. The design-partner beta is for firms that want to build with us; the pricing tiers are for firms that want to use the product as it stands.

What Happens Next

The first cohort of design-partner firms starts onboarding in late August. We anticipate running two cohorts over the next six months, each limited to roughly eight firms so the founding team can sustain the weekly product call cadence.

If your firm is accepted, you will receive onboarding documentation the week before your cohort starts, your Slack channel is provisioned on day one, and the first product call is scheduled within the first two weeks. Foundational feature work tied to incoming design-partner requests begins in week three.

For firms that complete the full beta, the commitment on our side is two-year grandfathered pricing, continued direct communication with the founding team, and prioritized feature requests indefinitely. The commitment on the firm side ends when the beta ends. We hope the relationship does not.

Bottom Line
